CMHC Mortgage Insurance

Potential savings: Buyer agent commissions typically range from 2.5% to 3.5% in Canada and 2.5% to 3% in the US. On a $900,000 property, that could be $22,500 to $31,500.

Direct communication: Negotiate directly with the seller's agent, reducing miscommunication and delays.

Full control: You decide the offer strategy, timeline, and conditions without pressure from a third party.

More leverage: Some sellers prefer unrepresented buyers because it reduces their total commission costs, which can make your offer more attractive.

Important: Always engage a real estate lawyer or notary to review your Contract of Purchase and Sale before signing. This is non-negotiable regardless of whether you have a realtor.

  1. Research & shortlist — Use this dashboard to find and compare properties. Analyze deal scores, neighborhood trends, and price benchmarks.
  2. View properties — Contact the listing agent directly to arrange viewings. You have the right to view any listed property.
  3. Prepare your offer — Use the Offer Generator tab to create a professional offer letter with appropriate pricing based on our deal analysis.
  4. Submit the offer — Send your offer to the listing agent via email (use our Email to Agent feature). Include subject clauses to protect yourself.
  5. Negotiate — The seller may accept, reject, or counter. Be prepared to negotiate on price, dates, and conditions.
  6. Subject removal — Complete your due diligence (inspection, financing, title search) within the subject period (typically 7-14 days).

To display real street-level photos of each property instead of map tiles, configure a Google Maps API key with the Street View Static API enabled.

How to get a free API key:

  1. Go to Google Cloud Console
  2. Create a new project (or select an existing one)
  3. Navigate to APIs & Services → Library
  4. Search for and enable Street View Static API
  5. Go to APIs & Services → Credentials
  6. Click Create Credentials → API Key
  7. Copy the key and paste it above

Google provides $200/month in free credits (~28,000 Street View requests). Your key is stored locally in your browser and never sent to any server except Google.

When the GitHub Feedback Integration is configured (below), offer generation events are automatically tracked as GitHub Issues with the offer-tracking label.

What gets tracked:

  • Buyer name, email, phone, and company
  • Property address, asking price, and offer price
  • Property type and timestamp

Each offer creates a GitHub Issue in your configured repository. Configure your GitHub token and repo in the GitHub Feedback Integration section below to activate.

Connect the Suggestions & Feedback form to GitHub Issues so that every submission creates a trackable issue in your repository with appropriate labels.

How to create a Personal Access Token:

  1. Go to GitHub → Settings → Developer settings → Personal access tokens
  2. Click Generate new token (fine-grained recommended)
  3. Under Repository access, select your dashboard repository
  4. Under Permissions → Issues, grant Read and write access
  5. Generate the token and paste it above along with the repo name

Feedback submissions will create GitHub Issues with labels matching the feedback type (bug, enhancement, feedback). Your token and repo are stored locally in your browser and only sent to the GitHub API.

Here is how to get started:

  1. Use the sidebar filters on the left to narrow down by region, price range, property type, and more.
  2. Browse properties in All Listings (table or card view) and click any property for details.
  3. Star properties you like to add them to your Shortlist.
  4. When ready, go to the Offer Generator to create a professional offer letter.
All Listings: Browse all properties with sorting and filtering. Toggle between table and card view. Click any property for detailed analysis.
Map View: See properties plotted on an interactive map. Clustered markers expand as you zoom in. Click a marker to see property details.

Every property receives a Deal Score from 0 to 100 based on multiple factors:

Score ranges: 70+ = Hot Deal (red), 50-69 = Good Opportunity (orange), 30-49 = Fair Value (blue), Under 30 = Market Priced (grey)

  1. Go to the Offer Generator tab.
  2. Enter your full name, email, and optional company name. These are saved automatically for future sessions.
  3. Select a property from the dropdown (filtered to your current search results).
  4. Review the three offer tiers: Aggressive Lowball, Strategic Value, and Competitive.
  5. Click Generate Offer Summary to see the full offer details.
  6. Customize the offer price, deposit, dates, and conditions as needed.
  7. Optionally draw your signature using the signature pad.
  8. Click Download PDF to save the offer letter.
  9. Use Email to Agent to open your email client with a pre-drafted message.

The generated offer follows local real estate conventions for the selected property's jurisdiction and includes standard subject/contingency clauses. Always have a lawyer or attorney review before submitting a binding offer.
